Office space at Liberty Law & Professional Building includes a package of private and shared facilities.
Office Space
Each private office space is 170+ square feet and includes a shared reception area, the services of a receptionist to greet clients and customers, take phone messages and handle deliveries.
A large conference room is available for meetings and depositions. Utilities and property taxes are included in the base rent, as is off-street parking.
Location
The building is located next to the historic Liberty Square, within walking distance of the Clay County Courthouse, restaurants, bookstore, coffee bar, gift shops, ice cream shop and much more.
Telephone Services
Each business has a separate telephone number, that rings to the receptionist. The cost for each telephone line is $40.00 per month as of June 2002.
Voice mail boxes are available at $8 per box per month.
Internet services
High speed internet connection and a page on this web site are available. The cost varies depending upon requirements.
Copy and fax machines
There is a copy machine and fax machine that may be shared at a reasonable cost.
Staff Space
If you need space for staff, there are several options available.
Privacy
Each occupant of the building is asked to keep their confidential client or customer files in their office either in locked cabinets or space. Limited basement storage is available. Voice mail boxes are accessible only by the "owner" of the box. Email is private. Mail is sorted by the receptionist but not opened.
There is a building privacy policy that each occupant agrees to adhere to. See the Business and Privacy Policy on this web site.
Business relationships
One of the advantages available to those with offices in Liberty Law and Professional Building is the opportunity for referral of business between different occupants.
Occupants of the building who are not partners or affiliated with one another cannot hold themselves out to be associated with one another under attorney ethics standards. Advertising, letterhead, and signage should make it clear that there are separate businesses sharing space. See Business and Privacy Policy.
Insurance
Each occupant is encouraged to have their own business personal property and casualty insurance. The Missouri bar has guidelines on attorney office sharing which suggests that attorneys sharing space use the same professional liability carrier - currently we use The Bar Plan.
Leasing
Long term leases are not required. If tenant requests specific improvements, or if tenant moves in under a special promotion, such as free rent for a period, then a one or two year lease may be requested. Otherwise, tenants are "month to month".
